Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.

What flat roofing covers

  • EPDM rubber single-sheetOne piece of rubber over the whole deck with no seams to fail. Our default for garages, dormers, porches and most domestic extensions up to the sheet size. Realistic service life of 30 years plus, and it handles movement in the deck better than anything rigid.
  • GRP fibreglassLaid wet and cured to a seamless hard shell with bonded trims. The right answer for balconies, walkways and anything that takes foot traffic, and where you want a crisp edge detail. Needs a dry spell and a properly prepared deck, so we will not rush it on.
  • Torch-on built-up feltModern high-performance felt in two or three layers is nothing like the pour-and-roll that is failing on 1990s garages. Cost-effective on larger spans and still the most repairable system if something ever hits it.
  • Single-ply membraneMechanically fixed or adhered PVC and TPO for commercial spans, plant rooms and large low-pitch decks, hot-air welded at the laps.
  • Warm roof build-upsInsulation above the deck rather than between the joists. On any replacement where the room below is heated this is now normally the right specification, and it removes the interstitial condensation that soaks a cold-deck roof from the inside.

How we quote and how we work

We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.

Where this work usually goes wrong

Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.

What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

Which flat roof system is best?

There is no single best. EPDM for most domestic garages, dormers and extensions; GRP where there is foot traffic or a crisp edge detail is wanted; torch-on felt on larger spans; single-ply on commercial decks. We recommend against the ones that do not suit your deck as clearly as we recommend the one that does.

How long does a flat roof last?

A correctly specified EPDM or GRP roof on a sound deck should give 30 years or more. The failures we attend at 8 to 12 years are almost always a detailing or deck problem rather than the membrane wearing out.

Can you overlay my existing flat roof?

Sometimes, but only if the deck under it is dry and sound. Overlaying a wet deck traps the water and buys a couple of years at most, so we will not do it just to win the job on price.

Do I need a warm roof?

If the space below is heated, almost always yes on a full replacement. It costs more up front and it removes the condensation problem that quietly rots cold-deck roofs from the inside.
