Commercial and portfolio roofing is a different job from domestic, and it is mostly a scheduling problem. The roofing is rarely the hard part. Working around a trading business, a tenant or a managing agent is.
The work
The survey produces a condition report per building with a red, amber and green priority against each element, photographs, and an indicative cost against each item. That is what lets a facilities manager or a landlord argue for a budget, and it is what turns a reactive spend into a planned one.
The commercial failure we get called to most is a roof that has been repaired reactively for a decade, where the cumulative patch spend has already exceeded the cost of replacement. We will tell you when you have crossed that line, with the numbers, even though the replacement is not the job you called about.
What moves the price. Commercial work is quoted against a written specification so the prices you collect are actually comparable. If you are tendering, we are happy to be one of three, and happy for you to use our specification to price the others.
