The Howard and Mildenhall Road estates have garages and porches from the 1950s to 70s, often on their second covering by now, and that one is due as well. Moreton Hall added a generation of attached garages, single-storey kitchen extensions and flat-roofed dormers from the 1980s onwards. In the conservation area the flat sections are small and awkward: lead or felt behind parapets, over back additions and in the gutter between two pitched roofs. At Marham Park the flat work is young, so the calls are about trims and flashings rather than the membrane.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.
Garage and extension felt across IP28 to IP33 fails at the edges first. The split opens where the felt turns up the wall or over the drip at the front, water runs back under the covering, and the deck swells from the perimeter inwards, so a roof that feels firm in the middle can be soft at the edges. If the boards have gone, a new covering over them is wasted money, so we strip to the joists and redeck. A single sheet of EPDM suits most of the Moreton Hall garages and extensions. GRP suits a roof that is overlooked from upstairs windows or has fiddly detail round a dormer. Town-centre flat sections are a different trade. A lead or felt gutter behind a parapet has almost no fall and one outlet, and on a Listed building the lining is agreed before it is changed, so it gets photographed and specified properly at survey. On the exposed northern edge of town, trims are mechanically fixed because of the fetch off the open arable.
We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.
Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

For a plain garage deck, EPDM is usually the better value: one sheet, no joints across the field, and it takes the movement of a timber deck well. GRP earns its place where the roof is seen from above, takes occasional foot traffic or has awkward detail round a dormer or rooflight. Either way the deck under it has to be sound first.
Relining in the same material is usually treated as repair.
