Most flat roofing in Ipswich sits out of sight: the back-addition outrigger on a Norwich Road terrace, the garage alongside a Whitton semi, the box dormer cut into a Chantry loft, the single-storey rear extension on half the houses in Ravenswood. Nobody looks at any of them until a ceiling stains. The IP1 to IP9 stock covers roughly a century of flat roof fashion, from lead and asphalt on the Victorian outriggers, through pour-and-roll felt on the post-war garages, to bonded GRP on the newest extensions at Grange Farm. That spread is why we lift a corner before quoting. A 1930s garage deck and a 2015 extension deck fail in completely different ways and want completely different systems.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.
EPDM is our default across Ipswich because most decks here are small enough to take one sheet with no seam in the field. Garages, dormers and typical rear extensions all sit inside that. Where we specify GRP instead it is usually a Waterfront or docks-side roof that gets walked on, or a balcony where a crisp trim edge matters. The easterly wind coming up off the Orwell is the local factor. It does not damage a flat roof in the middle, it works at the verge trim and the upstand until something lifts, then drives rain into the gap. Lift the deck on a post-war Whitehouse or Chantry garage and you usually find chipboard saturated at the low corner, where a shallow fall has been pushing water the same way for thirty years. That deck is scrap. Around Christchurch Park the conservation area keeps the visible detail low and simple.
We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.
Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

Usually yes. Plenty of Norwich Road and Bramford Lane terraces have no side gate, so the old covering, the failed boards and the new deck all travel through the house or over the roof. We agree the route and the floor protection at survey, price the extra handling openly, and never leave a stripped deck open overnight.
At the edges, yes. Docks-side and Waterfront properties take unobstructed gusts that get under any trim face-fixed through the membrane instead of held mechanically. The middle of the deck is rarely the problem. On exposed IP1 to IP9 addresses we detail the perimeter first and choose the covering second, which is the opposite order to most quotes.
There is no single best. EPDM for most domestic garages, dormers and extensions; GRP where there is foot traffic or a crisp edge detail is wanted; torch-on felt on larger spans; single-ply on commercial decks. We recommend against the ones that do not suit your deck as clearly as we recommend the one that does.
A correctly specified EPDM or GRP roof on a sound deck should give 30 years or more. The failures we attend at 8 to 12 years are almost always a detailing or deck problem rather than the membrane wearing out.
