A roof repair is a diagnosis before it is a job. Water rarely enters where the stain appears, so the first thing we do is work out where it actually gets in, not where it shows up.

What roof repairs covers

  • Slipped, cracked and missing tilesUsually nail fatigue rather than wind. On slate especially, the nail corrodes long before the slate fails, so one slipped slate is a warning that the row will follow. We re-fix with copper or stainless and tingles rather than relying on mortar.
  • Failed lead flashings and chimney abutmentsThe single most common source of a leak we attend. Mastic over a failed flashing lasts one season. We strip it back, form new code 4 or code 5 lead soakers and step flashings, chase into the brick course and re-point properly.
  • Leaking valleysOld lead valleys get patched with felt or paint. Both trap water. We relay the valley properly with new lead or a GRP valley liner, with the tile courses cut back to the correct margin.
  • Blown and loose ridge tilesMortar-bedded ridges have a working life, and once one lets go the rest are on borrowed time. We either re-bed the full run or, more often, convert to a dry ridge system that is mechanically fixed and ventilated.
  • Perished underlayOriginal bitumen felt goes brittle at around 30 years. Sound tiles above, wind-driven rain getting in below. Localised patching is possible from inside, but honestly it is the point at which a re-roof conversation starts.
  • Storm and impact damageLifted verges, torn felt, tree strikes. Made safe first, then photographed and quoted in a format your insurer will accept.

How we quote and how we work

Every repair starts with a survey from a ladder or scaffold depending on access and pitch, never from the ground with binoculars. We photograph what we find, including the parts you cannot see, and those photographs go to you with the quote. If a focused repair will hold for years, that is what we quote. If the roof is genuinely past repair, we say so and put the re-roof option next to it so you can decide on the facts rather than on pressure.

Where this work usually goes wrong

Most failed repairs we are called back to fix were rushed by someone else: the wrong fixings, cement mortar where lime was needed, a flashing bedded on top of the render instead of chased into the joint, or new tiles laid to a different gauge so the laps do not line up. We lift, re-bed and re-secure to the original spec, replace any defective batten or membrane underneath, and finish so the repair sits visually with the rest of the roof rather than announcing itself.

What moves the price. Small repairs are priced as a fixed job, not a day rate. Access is the biggest variable: a repair reachable from a ladder costs a fraction of the same repair that needs scaffold. We tell you which one you are looking at before we quote.

How quickly can you attend a roof leak?

Non-urgent repairs are normally surveyed within 48 hours. An active leak is treated as an emergency and attended the same day, usually within a couple of hours in daylight.

Will you try to sell me a new roof?

No. We quote the focused repair whenever a focused repair will hold. If the roof is genuinely at end of life we will show you the photographs that prove it and quote both options side by side.

Do you guarantee roof repairs?

Yes. Every repair carries a written workmanship guarantee, and where a manufactured product is used its own warranty applies on top.

Can you deal with my insurance company?
