Almost every enquiry for flat roofing in Colchester falls into one of two very different jobs. On the domestic side there are the Victorian terraces on North Hill and East Hill, where flat sections sit behind parapets and drain into shared box gutters that leak into two houses at once, plus the ordinary garages and rear extensions across Lexden, Stanway and Old Heath. On the commercial side, the CO5 to CO7 industrial estates and the units out towards Tiptree carry large single-ply and built-up felt decks where the recurring fault is ponding at the outlets. Different systems, different access, different hours on site. It is why the flat roof mix here is wider than anywhere else on our patch.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.
On a North Hill or East Hill terrace the flat section is rarely the whole problem. The box gutter behind the parapet is, and it is shared, so repairing one side without the other buys about a year. We line the full run rather than the half we were called to, and get the neighbour involved before quoting. Single-ply is the right system on the CO5 to CO7 commercial spans, hot-air welded at the laps and mechanically fixed, but only once the falls are corrected, because a new membrane laid into an existing pond just gives you a cleaner pond. Wivenhoe and Mersea Island need the coastal detailing the town centre does not: non-ferrous fixings, higher upstands, everything held down mechanically. In the Dutch Quarter and around Castle Park, Colchester City Council treats traditional materials as a condition, so visible detail is agreed before anything is ordered.
We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.
Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.
