A re-roof is the one time in fifty years that the structure is visible. Stripping the covering and putting a new one straight back on without checking what is underneath wastes that opportunity, and it is the reason some new roofs sag within a decade.
The work
We survey from inside the loft as well as from outside, because the roof structure tells you more than the covering does. The quote is itemised: scaffold, strip and disposal, structural repairs if any, membrane and battens, covering, dry-fix components, leadwork, and making good. You can see exactly what each part costs, and nothing appears halfway through as an extra.
Ventilation is where most new roofs are quietly compromised. A breathable membrane is not a substitute for eaves and ridge ventilation on every build-up, and sealing a roof tight without a path for moisture is how you get condensation dripping onto new insulation. We specify the ventilation as deliberately as we specify the tile.
What moves the price. The three things that move a re-roof price are scaffold, the covering you choose, and what the strip reveals. We give you a fixed price for the first two and an honest, itemised range for the third, agreed with you before anyone touches it.
