Almost all flat roofing in Felixstowe takes a harder life than the same roof four miles inland. The seafront villas along Hamilton Gardens and Sea Road carry flat-roofed porches, bay canopies and side additions sitting right on the exposed elevation. Behind them, the Walton and Trimley estates are full of felt garage decks and rear extension roofs laid in the 1970s and 80s, and the failure is nearly always the same one: the upstand. Salt air corrodes the fixings, onshore wind works at the trim, and once the perimeter lets go the covering peels rather than splits. IP11 is also where we find the most overlaid flat roofs, felt on felt on felt, each layer adding weight and hiding a wetter deck than the last.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.
EPDM suits most IP11 decks because it is one sheet with no laps for salt-laden wind to work into, and it moves with a deck that expands and contracts in full sun off the sea. Where we use GRP it tends to be a seafront balcony or a porch roof that gets stood on, and every trim is mechanically fixed rather than trusted to adhesion alone. Upstand height is the detail that matters here. A 100mm upstand is adequate inland and marginal on an exposed Felixstowe elevation, so we build to 150mm minimum and chase the abutment into a joint instead of dressing it onto render. Lift a Walton garage deck and you find rusted fixings and softened chipboard at the seaward corner with the boards still sound elsewhere. On the seafront and in Old Felixstowe, conservation status keeps trims discreet.
We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.
Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

It shortens the life of the fixings well before the membrane. Nails, clips and unprotected steel trims corrode within sight of the sea, and once a trim loosens the onshore wind gets under the edge and starts peeling. On IP11 work we use non-ferrous or stainless fixings throughout and keep the covering as one continuous sheet.
Almost certainly not. Each overlay added weight and sealed in whatever water the deck already held. We lift a corner and check the boards before quoting, and on Walton and Trimley garages of that age the chipboard has usually gone soft at the edges. Stripping back to a sound deck is the only honest answer there.
There is no single best. EPDM for most domestic garages, dormers and extensions; GRP where there is foot traffic or a crisp edge detail is wanted; torch-on felt on larger spans; single-ply on commercial decks. We recommend against the ones that do not suit your deck as clearly as we recommend the one that does.
A correctly specified EPDM or GRP roof on a sound deck should give 30 years or more. The failures we attend at 8 to 12 years are almost always a detailing or deck problem rather than the membrane wearing out.
