There are two kinds of flat roofing in Newmarket, and most roofers price them as one job. The yard side is the decks over tack rooms, feed stores and the link buildings between stable blocks, which leak onto stored bedding and feed and turn a small fault into a real cost inside a week. The domestic side is ordinary CB8: garages and rear additions around the town centre, flat-roofed extensions behind the All Saints Road terraces, and the occasional balcony deck on a Fordham Road villa. Both share one problem. Very little stands between the gallops and a low-pitch deck, so wind load at the perimeter decides the specification more than the square metres do.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.

  • EPDM rubber single-sheetOne piece of rubber over the whole deck with no seams to fail. Our default for garages, dormers, porches and most domestic extensions up to the sheet size. Realistic service life of 30 years plus, and it handles movement in the deck better than anything rigid.
  • GRP fibreglassLaid wet and cured to a seamless hard shell with bonded trims. The right answer for balconies, walkways and anything that takes foot traffic, and where you want a crisp edge detail. Needs a dry spell and a properly prepared deck, so we will not rush it on.
  • Torch-on built-up feltModern high-performance felt in two or three layers is nothing like the pour-and-roll that is failing on 1990s garages. Cost-effective on larger spans and still the most repairable system if something ever hits it.
  • Single-ply membraneMechanically fixed or adhered PVC and TPO for commercial spans, plant rooms and large low-pitch decks, hot-air welded at the laps.
  • Warm roof build-upsInsulation above the deck rather than between the joists. On any replacement where the room below is heated this is now normally the right specification, and it removes the interstitial condensation that soaks a cold-deck roof from the inside.

Specifying a flat roof around Newmarket

On a feed or tack store the priority is a covering with no seams above the stored goods, so a single sheet of EPDM is usually the answer, with the outlet moved if the original discharges onto a walkway that ices over in winter. On the longer link roofs between blocks we specify torch-on or single-ply, because the span runs past a sensible sheet size. Open ground out towards Kentford and Moulton offers almost no shelter, so every trim is mechanically fixed, upstands go to 150mm rather than the minimum, and loose-laid ballast is avoided where wind scour is likely. Lift a corner on an older yard building and expect boards laid to no fall at all, over rafters that have taken years of moisture from below. That deck gets replaced and a fall built in with firrings or tapered insulation. Several CB8 yards sit inside the conservation areas, so West Suffolk Council has a view on what shows from the road.

How we quote and how we work

We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.

Where this work usually goes wrong

Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.

What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

Can flat roofing work be done around a working stud yard?

It has to be. Access, deliveries and machinery movements are agreed with the yard manager before we start, because scaffold and a horse walker do not mix. My garage roof only leaks in heavy rain. Is that the covering?
