On anything attached to a heated room, a cottage utility or a converted store, we go warm deck EPDM instead. The exposure is the part people underestimate. With flat arable on every side and no break at all, a verge in Gislingham takes wind loading closer to a coastal address than a village one, so a loose-laid or ballasted system is asking for trouble. Lift the deck on an older outbuilding and expect softwood boards straight onto purlins with no fall and no ventilation. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.
