Most flat roofing in Woodbridge is hidden behind a period frontage. Georgian townhouses on the Thoroughfare and Church Street have flat-roofed rear additions and lightwell coverings that started as lead or asphalt and have since been patched with felt. Victorian villas off the Thoroughfare carry flat sections tucked behind parapets and valley gutters. Out at Melton, Bredfield and Ufford the work is more familiar: garden rooms, garages and 1980s rear extensions on cottage plots. The complication across IP12 and IP13 is not the roofing itself. It is that a good share of it is visible from a public road inside a conservation area, or sits on a Listed building where the covering cannot simply be swapped for whatever is cheapest.

Almost every flat roof we replace failed for one of three reasons: the wrong system for the span, no fall designed into the deck, or a detail at the upstand that was never going to work. The covering usually gets the blame.
Where a Woodbridge flat roof is genuinely invisible from the street, a warm deck in EPDM or GRP is the sensible specification and we treat it like any other job. Where it is visible, or the building is Listed, the conversation starts with East Suffolk Council before materials are ordered. Replacing an original lead flat with a black membrane on a Thoroughfare frontage is exactly the change that needs Listed Building Consent, and re-leading is sometimes the only route that will be agreed. The Deben keeps the air damp, so north-facing flat sections stay wet longer than they should, moss builds at the outlet and the water sits. Lift a deck off Church Street and you often find undersized joists, no designed fall at all, and lead that was over-worked and has cracked at the roll. We build the fall in with firrings rather than laying a new membrane into the same puddle.
We lift a corner before quoting. The deck is what decides the job: chipboard that has been wet is scrap, and no covering laid over a soft deck will last regardless of the guarantee on the membrane. We check the falls, the outlets and the upstand heights, and if the original had no fall we build one in with tapered insulation or firrings rather than laying a new membrane into the same puddle.
Flat roofs fail at the edges, not in the middle. Upstands under 150mm, an outlet that sits proud of the finished level, a trim that was face-fixed through the membrane, an abutment dressed onto render instead of chased in. We detail the perimeter first and the field second, because the field is the easy part.
What moves the price. Price is driven by the deck condition, the insulation specification and the perimeter detail, not by the square metres alone. A quote that prices only the membrane area is a quote that has not looked at the roof.

If the building is Listed and the covering is changing, yes, and swapping original lead for a membrane counts as a change. Like-for-like repair to an existing lead flat is usually far simpler. We check the listing and the conservation area boundary before quoting, and deal with East Suffolk Council rather than leaving that to you.
