Two things shape a commercial job in IP11. The first is salt. On sheeted units near the port the fixings and washers go long before the sheet does, and gutter linings corrode at the laps, so the honest survey answer is often re-fix and line rather than re-sheet. Plant frames, handrails and flashings on flat roofs need specifying in stainless or coated steel, because mild steel does not last within sight of the sea. The second is the season. Hotels, guest houses and holiday lets on and behind the seafront cannot lose rooms in summer, so the programme runs October to March and the condition report decides what must be done inside that window and what will survive another year. Onshore wind means mechanical fixing on ridges, verges and membrane edges, not adhesive on its own.
The survey produces a condition report per building with a red, amber and green priority against each element, photographs, and an indicative cost against each item. That is what lets a facilities manager or a landlord argue for a budget, and it is what turns a reactive spend into a planned one.
