A roof repair is a diagnosis before it is a job. Water rarely enters where the stain appears, so the first thing we do is work out where it actually gets in, not where it shows up.
The repair that does the most harm in Bury St Edmunds is a cement one on a lime roof. Lime bedding is soft and moves with an old timber roof. Cement is hard, cracks at the first movement and drags the edge of the tile away with it, so the ridge ends up in a worse state than before anyone touched it. On anything in the conservation area we rebed in lime, and replacement pantiles or plain tiles come from reclaimed or hand-made stock that matches, not whatever the merchant has on the shelf. Slate on the Victorian terraces is a different repair. Where one or two slates have slipped, tingles are an honest fix. Where slipping is happening across a slope, the nails have gone and more tingles just decorate a failing roof. Shared valleys between terraces need checking from both sides, because the leak can show in the neighbour's loft first. On the Howard estate, re-bedding a ridge only makes sense if the concrete tiles under it still have some years in them.

On a lime-bedded roof in the town centre, yes. Cement is stiffer than the tiles and the timber under them, so it cracks away within a few winters and can take the tile edges with it. On a Listed building it can also cause a consent problem. Lime takes a little longer to lay and cure, and it stays where it is put.
