The 1960s and 70s estates at Combs Ford went up with first-generation interlocking tiles that are now delaminating, and where one has gone the neighbours are rarely far behind. The 1930s semis on Bury Road and Ipswich Road are a different job: the tiles often survive, but ninety years of frost has taken the mortar-bedded ridges and the underlay beneath has perished to nothing. On the Cedars Park and Chilton Leys phases the covering is young and the problem is the components, dry-fix ridge and verge that has slackened and builder-grade flashings. Across IP14 the garage and extension flat roofs are 1990s pour-and-roll felt splitting at the upstands.

A re-roof is the one time in fifty years that the structure is visible. Stripping the covering and putting a new one straight back on without checking what is underneath wastes that opportunity, and it is the reason some new roofs sag within a decade.
Mid Suffolk District Council is the planning authority. The town centre conservation area is the only part of Stowmarket where the covering choice is really constrained; on the estates a like-for-like recovering is permitted development and the decision is purely technical. Access is the easy part here, because most of the post-war and modern stock has a driveway or a side gate, so an independent scaffold goes up in a morning and there is somewhere legal to stand the skip. Wind is less obvious than it looks. Open mid-Suffolk farmland gives a long uninterrupted fetch, so an exposed gable end on the edge of a Combs Ford estate takes real load even though the street feels sheltered, and the verge and ridge on that elevation get mechanically fixed and clipped accordingly. The estate-scale timing is worth knowing: those roofs went on within a few years of each other, so several houses in a street reach end of life in the same period.
