The bulk of new roofs in Stowmarket are concrete for concrete, and there is no reason to complicate that. The 1960s and 70s estates at Combs Ford went up with first-generation interlocking tiles that are now delaminating, and where one has gone the neighbours are rarely far behind. The 1930s semis on Bury Road and Ipswich Road are a different job: the tiles often survive, but ninety years of frost has taken the mortar-bedded ridges and the underlay beneath has perished to nothing. On the Cedars Park and Chilton Leys phases the covering is young and the problem is the components, dry-fix ridge and verge that has slackened and builder-grade flashings. Across IP14 the garage and extension flat roofs are 1990s pour-and-roll felt splitting at the upstands.

New Roofs & Re-Roofs we carry out in Stowmarket

A re-roof is the one time in fifty years that the structure is visible. Stripping the covering and putting a new one straight back on without checking what is underneath wastes that opportunity, and it is the reason some new roofs sag within a decade.

  • Full strip and relayExisting covering, battens and underlay off, structure inspected, new breathable membrane, new treated battens to the correct gauge, new covering. Anything less is a recover, and a recover on tired battens is a false economy.
  • Clay plain tiles and pantilesHand-made and machine-made clay, matched to the existing where the property is period or in a conservation area. Clay weathers rather than fades, which is why it still looks right on a Suffolk roof at 80 years old.
  • Concrete interlocking tilesThe cost-effective choice on post-war and modern stock. Fewer tiles per square metre, faster to lay, and a realistic 50-year life if the fixings and the underlay are right.
  • Natural slateWelsh and Spanish slate, hand-cut and holed on site where a like-for-like match is needed. Graduated courses on period work where the original was graduated.
  • Structural workRafter and purlin repairs, sistering, new wall plates, and replacement of anything the previous covering was hiding. Priced separately and only where the survey shows it is needed.
  • Dry-fix throughoutMechanically fixed and ventilated ridge, hip and verge as standard. Mortar bedding on new work is a warranty claim waiting to happen.

Whole streets in Stowmarket are ageing together

Mid Suffolk District Council is the planning authority. The town centre conservation area is the only part of Stowmarket where the covering choice is really constrained; on the estates a like-for-like recovering is permitted development and the decision is purely technical. Access is the easy part here, because most of the post-war and modern stock has a driveway or a side gate, so an independent scaffold goes up in a morning and there is somewhere legal to stand the skip. Wind is less obvious than it looks. Open mid-Suffolk farmland gives a long uninterrupted fetch, so an exposed gable end on the edge of a Combs Ford estate takes real load even though the street feels sheltered, and the verge and ridge on that elevation get mechanically fixed and clipped accordingly. The estate-scale timing is worth knowing: those roofs went on within a few years of each other, so several houses in a street reach end of life in the same period.

How we quote and how we work

We survey from inside the loft as well as from outside, because the roof structure tells you more than the covering does. The quote is itemised: scaffold, strip and disposal, structural repairs if any, membrane and battens, covering, dry-fix components, leadwork, and making good. You can see exactly what each part costs, and nothing appears halfway through as an extra.

Where this work usually goes wrong

Ventilation is where most new roofs are quietly compromised. A breathable membrane is not a substitute for eaves and ridge ventilation on every build-up, and sealing a roof tight without a path for moisture is how you get condensation dripping onto new insulation. We specify the ventilation as deliberately as we specify the tile.

What moves the price. The three things that move a re-roof price are scaffold, the covering you choose, and what the strip reveals. We give you a fixed price for the first two and an honest, itemised range for the third, agreed with you before anyone touches it.

Straight answers

New Roofs in Stowmarket: common questions

My neighbours are all having their roofs done, why now?

Because they went on at the same time. The Combs Ford and similar estates were built in a tight window, and the first-generation concrete interlocking tile used across them has a broadly similar life. When one roof starts shedding surface and losing ridges, the rest of the street is usually within a few years of the same point.

Do I need permission for a re-roof in Stowmarket?

Outside the town centre conservation area a like-for-like replacement is normally permitted development and needs nothing from Mid Suffolk District Council. Change the material, the profile or the roof line, or sit inside the conservation area, and it becomes an application. We confirm which of those applies at survey, so the answer is settled before you commit.

How long does a full re-roof take?

A typical semi-detached is four to seven working days once scaffold is up, weather permitting. Larger period properties with complex leadwork run longer, and we give you the programme in writing before we start.

What happens if it rains mid-job?

We only ever strip what we can make watertight the same day, and the roof is sheeted overnight. That is why we work in sections rather than stripping the whole roof on day one.
