The CO5 to CO7 industrial estates and the units running out towards Tiptree are mostly single-ply and built-up felt over big spans, and ponding at the outlets is the standard complaint. The Garrison and the southern expansion at Stanway have produced a maintenance pipeline on estates barely a decade old, where dry-fix and flashing detail needs attention far earlier than owners expect.
